Sell Your Home This Fall: How To Make Your Home Market Ready This Season

We tend to think of spring and summer as the optimal time to show and sell a home, but this time of year has its advantages, too. During the spring and summer seasons, the market is full of buyers...but it’s also full of sellers. Autumn buyers are fewer and farther between, but they also tend to be a more dedicated and decisive group.


So what can you do to ensure you can sell your home during the fall? Here are a few tips:

  • Keep the exterior of your home looking great. Put your rake and blower to good use this season to keep those leaves in check! Also, make sure there’s appropriate exterior lighting around your home, which will be important for curb appeal as the sun starts to go down earlier.

  • Don’t be afraid to decorate. You want buyers to be able to picture themselves in your home, so make it seasonal and comfortable. Don’t overdo it with the decor, but some tasteful fall touches -- whether they’re general fall decorations or more specific for Halloween or Thanksgiving -- can go a long way.

  • Get your HVAC system inspected and cleaned. You’d hate to enter into the cool-weather season and have this not work well and come up during a showing or buyer’s inspection. Plus, it’s common for a buyer to ask to have the system inspected by a specialists before closing, so if you get a jump on that you can provide paperwork showing it’s already been completed.

  • Lean into fall scents. For showings, create a cozy, warm environment in your home -- right down to the aroma! Consider brewing a pot of pumpkin-spiced coffee, or boiling cinnamon sticks or burning fall candles while potential buyers visit your home.
